Dvory Vysočany bring world-class urbanism to Prague, transforming industrial history into a vibrant urban district.
The new residential district, designed in collaboration with the Danish studio Gehl Architects and urbanist David Sim, aims to become a model of modern urban living in Prague. Through architecture that sensitively builds on the industrial character of Vysočany, the project transforms an unused brownfield site into a place with a human scale, lively streets, and safe inner courtyards. Dvory Vysočany set a new standard for sustainable development, where urban energy naturally blends with the calm of greenery and a high-quality public space.

The project will gradually create a cohesive residential district with an emphasis on sustainability, high-quality materials, and long-term value. In its first phase, it will deliver more than 200 apartments, complemented by 6,000 m² of office space and 1,400 m² of retail and service areas.
Each apartment is designed to maximize comfort and efficiently use space, reflecting a high material standard – from wooden floors and underfloor heating to energy-efficient technologies such as heat recovery ventilation and triple-glazed insulation windows.
The urban concept includes generous green courtyards that create a pleasant microclimate and a safe environment for natural social interaction among residents. The overall character of the district is enhanced by an active ground floor with shops and cafés, which, in line with the principles of a “city for people,” brings life to the streets throughout the day.

Vysočany is now one of the most dynamically developing parts of Prague, where everything you need is within reach. Thanks to excellent connections to tram lines, an extensive bus network, and the Libeň railway station, the city center is accessible within minutes. The location offers a unique combination of cultural experiences at the O2 Arena and the artistic Pragovka, as well as relaxation in the nearby parks Třešňovka and Smetanka, making it an ideal place for modern, balanced living.
